List of new condo projects in the Ala Moana area -
1500 Kapiolani Blvd (yet to be named) - Will be developed by Los Angeles-based developer Salem Partners. In Fall of 2017, Salem Partners was awarded a special permit for a 400 ft. tall, 444 unit condo-hotel tower. The site is located across from Ala Moana Shopping Center and Walmart on Keeaumoku, at the former site once occupied by Heald College. As part of the proposal, Salem Partners have tentatively agreed to offer “air rights” to nonprofit developer EAH Housing to build 78 affordable unit on top of Walgreen’s parking lot next to the proposed condo-hotel.
Hawaii City Plaza - some of the units were sold as EB-5 units (for foreigners who wish to obtain U.S permanent resident status). 26-story building with approx. 163 units on an approx. 384,000 sq. ft. of mixed-use lot. It will have 313 parking stalls and 163 bicycle stalls. It is located directly across from the back of Walmart on Sheridan St. Approx. 20% of the units will be affordable. Once completed, it will be centrally located with Ala Moana shopping center, Target, Walmart/Sam's Club, Walgreens, other restaurant and retail outlets within walking
Hawaii Ocean Plaza - backed by Chinese investors. The condo-hotel building is proposed to have approx. 175 hotel units and 216 residential units on a lot of approx. 750,000 sq. ft. Both Hawaii City Plaza and Hawaii Ocean Plaza are developed by the same California company called California Investment Regional Center, LLC (CIRC).
Mana’olana (Mandarin Oriental Hotel) - located at the corner of Atkinson Dr. and Kapiolani Blvd., across from Hawaii Convention Center and walking distance to Waikiki and Ala Moana Beach Park. Please see the description from my Mana’olana blog post here.
Prospac Tower - Located across from Walmart Keeaumouku and Walgreens, corner of Makaloa and Keeaumoku. A 41-story building with approx. 425 condo units, including 78 affordable rental units that would remain affordable for 30 years.
