Los Angeles-based Salem Partners real estate development firm will start developing a new mixed-use 36-story, 400 ft. tall condo called Mana’olana - comprising of approx. 107 residences along with approx. 125 hotel units. It will be located on the corner of Atkinson Dr. and Kapiolani Blvd, across from the Hawaii Convention Center and on the same side of Atkinson Dr. as the Ala Moana Hotel. Mandarin Oriental Hotel will anchor the building. Mana’olana is the first project to be approved by the City’s Ala Moana TOD (Transit Oriented Development, click here to learn more). Salem Partners is also planning to develop another project at nearby 1500 Kapiolani Blvd. In Fall of 2017, Salem Partners was awarded a special permit for a 400 ft. tall, 444 unit condo-hotel tower. The site is located across from Ala Moana Shopping Center and Walmart on Keeaumoku, at the former site once occupied by Heald College. As part of the proposal, Salem Partners have tentatively agreed to offer “air rights” to nonprofit developer EAH Housing to build 78 affordable unit on top of Walgreen’s parking lot next to the proposed condo-hotel.
